The problem we remove

Most turns take four vendors. Ours takes one.

Patch the drywall, touch up the paint, replace the damaged plank, haul the leftovers, then deep clean — five trades, five schedules, five invoices, and a unit sitting empty between each of them. Prime handles the whole scope on one work order.

Ranges cover the great majority of units in the Summerville and Greater Charleston market. Final scope is confirmed at walkthrough within 24 hours of the work order, and the quoted number is what you are invoiced. Recurring cleaning, pressure washing and post-construction work are priced per contract.

See what is in each package

How it works

One work order. Five days. No follow-up calls.

The sequence below is the standard turn. You approve once, at step two, and hear from us again when the unit is ready.

  1. Day 0

    Work order in

Send it by form, email or text. We confirm receipt within 24 hours and schedule the walkthrough.

  2. Day 1

    Walkthrough & scope

Photo assessment of every room, scope locked, fixed quote and completion date sent for approval.

  3. Days 2–4

    Trades in sequence

Junk out, drywall and paint, flooring, repairs — sequenced by our crews so nothing waits on another vendor.

  4. Day 5

    Clean & inspect

Deep clean, exterior wash, final walkthrough against the punch list, keys and access returned.

  5. Day 5

    Photo report

Before and after by room, time-stamped, attached to the work order. One invoice for the whole scope.

Why managers switch

The vendor problem, solved on our side of the line.

Three quarters of property management companies plan to grow their portfolio this year, and the bottleneck is almost never demand — it is operational capacity. Every extra vendor in a turn is another schedule to chase, another invoice to code, another quality standard to police.

  • One point of contact. A named coordinator on your account, reachable by phone during business hours — not a dispatch queue.
  • Our own W-2 crews. The people in your unit are on our payroll, background-checked and trained to our checklist. No rotating subcontractors.
  • Documented delivery. Time-stamped before-and-after photos by room, so you can close the work order without driving out to inspect.
  • One invoice, one W-9. Licensed and insured, certificate of insurance on file, net terms available on contract accounts.

Answers

Questions property managers ask us first

What does Prime Services Solutions do?
Prime Services Solutions is a property services company in Summerville, South Carolina. We handle eight trades on a single work order — cleaning, painting, drywall, flooring, handyman repairs, pressure washing, junk removal and full property turns — so a property manager does not have to coordinate four separate vendors to get one unit rent-ready.
Do you work with property management companies?
Yes. Property management companies are our primary client. We take recurring turn contracts, common-area cleaning and work-order response across a portfolio, with a named coordinator on the account, one invoice per job and a certificate of insurance on file.
How fast can you turn a rental unit?
A standard two- to three-bedroom turn is rent-ready in five business days from the approved walkthrough. A light turn takes three business days; a heavy turn with extended damage takes ten to twelve. We commit to the completion date in writing when the quote is approved.
How much does a rental turn cost in the Charleston area?
We publish our ranges. A light turn runs $800 to $900, a standard turn $2,200 to $2,600, and a heavy turn $8,000 to $9,500. Final scope is confirmed at the walkthrough within 24 hours of the work order, and the quoted number is what you are invoiced.
What is included in a property turn?
A standard turn includes move-out deep cleaning, full interior repaint, drywall repair and texture matching, flooring plank replacement, punch-list repairs, junk removal and haul-off, exterior pressure washing at the entry and patio, and a time-stamped before-and-after photo report by room.
Do you use subcontractors?
No. The people who walk into your unit are our own W-2 employees, background-checked, in uniform and trained to the same checklist on every job. That is the question property managers ask first, so we answer it first.
What areas do you serve?
We serve Summerville, Charleston, North Charleston, Mount Pleasant, Goose Creek, Ladson, Moncks Corner, Hanahan, Daniel Island and the surrounding Lowcountry, across Dorchester, Berkeley and Charleston counties.
Do you provide a certificate of insurance and a W-9?
Yes. We are licensed and insured, and the certificate of insurance and W-9 are sent together with your first quote — before you have to ask for them. Net terms are available on contract accounts.
Can you do cleaning and repairs on the same visit?
Yes, and that is the point of working with us. Most property vendors in the Charleston area do either finishing trades or cleaning, never both. We sequence drywall, paint, flooring, repairs, junk removal and the final clean as one job on one work order.
Do you handle post-construction cleaning for builders?
Yes. We provide post-construction cleaning, punch-list finishing and paint, drywall or flooring overflow capacity for general contractors and restoration companies, priced per project and scheduled around your closeout date.
